HomeTree at Kota Kemuning, Shah Alam, Selangor

Hometree @ Kota Kemuning high-end gated and guarded community development is a joint venture project between BCB Berhad and Landshine Limited, an affiliate of a reputable property developer in Xiamen, People's Republic of China. The 151 acres of land is located along the Klang River and comprising high-end residentials featuring private clubhouse and healthy living and commercial shops upon completion.

The property development project is designed to harmonize the community with its nature theme fronting the 3.5km waterfront of the Klang River. It consists of club houses, jogging tracks, and esplanade and observation decks along the Klang River.

HomeTree was officially launched in June 2013 with an estimated Gross Development Value ("GDV") totaling RM1.9 billion and is targeted for completion with the coming 5 years.

Long Branch Residences, being Phase 1 consists of 101 units 3-storey bungalow unique development offering high-end community living with GDV totaling RM281 million were fully sold, completed and handed over to purchasers in July 2016.

Broadleaf Residences, being Phase 2 consists of six sub-phases, featuring a total of 51 units 3-storey bungalow and 244 units 3-storey semi-detached house, with GDV totaling RM703 million. The final sub-phase, Phase 2F, was successfully completed and handed over in July 2025. As of to-date, the total sales achieved for Broadleaf Residences and Longbranch is RM615 million.

Springwood Residences, being Phase 3 consists of two sub-phases with an estimated GDV totaling RM302 million. In March 2025, the Group successfully launched Phase 3A with an estimated GDV totaling RM213 million consisting of 72 units 2-storey link house and 44 units 2-storey semi-detached house. The remaining sub-phase, namely Phase 3B and Phase 4 are expected to be launched within the next 2 years. As of to-date, the total sales achieved for Springwood Residences is approximately to RM45 million.

Concerto Condominium @ North Kiara, Kuala Lumpur

Concerto Condominium @ North Kiara, Kuala Lumpur was completed and handed over to purchasers in 2015, achieved total sales of RM581 million.

In the Johor region, the Group is actively involved in two key township developments: one in Batu Pahat and its surrounding suburbs, and the other a mixed-use development in Iskandar Puteri. These initiatives represent significant milestones for the Company, underscoring our expanding footprint and contribution to the development of both areas.

Batu Pahat Township Development

Overview: BCB commenced projects in Batu Pahat 30 years ago, establishing a strong market presence with a substantial share. Over the years, our developments in Batu Pahat have become landmarks, contributing to the area's growth and urbanization. Recently, the Company acquired an additional 286 acres of land in Batu Pahat to further broaden our development horizon and maximize the potential of this prime location.

• Taman Bukit Perdana

  As BCB's inaugural project in Batu Pahat, Taman Bukit Perdana has generated nearly RM600 million in revenue, delivering more than 3,800 residential and commercial units over the years. This project has become a flagship development, solidifying our presence in Batu Pahat. Despite a limited land bank of less than 30 acres, this prime parcel offers potential for a GDV exceeding RM120 million.

• Bandar Putera Indah

  Covering 370 acres, Bandar Putera Indah is rapidly emerging as the satellite suburb of Batu Pahat. Located just 7 km from the town centre and 15 km from Yong Peng, it is the first fully integrated township in the area. The development continues to thrive as a vibrant residential hub, offering modern living spaces tailored to meet the needs of a growing population.

  This mixed-use township, with an estimated GDV of RM1.50 billion, features a well-balanced combination of residential and commercial units. It provides contemporary housing, commercial centers, and essential daily conveniences, positioning it as the flagship growth engine for BCB in the district.

  A major highlight is the upcoming 25-acre BCB Business Park, a commercial development designed to meet the area's demand for space, rather than solely serving as an investment asset. The project introduces the first semi-D shop offices in the area, alongside cluster and terrace shop units, strategically located near Econsave hypermarket and the township centre. The Phase 1 launch received a strong response, reflecting the area's demand-driven growth.

  Bandar Putera Indah continues to strengthen its positioning with a gated and guarded residential enclave featuring single- and double-storey terrace homes. Designed with practical and economical layouts, these homes address the market's emphasis on affordability and functionality. Despite prevailing market challenges, the positive take-up underscores buyers' confidence in the development and reaffirms our commitment to delivering quality homes that align with current market demands.

• Evergreen Heights

  Evergreen Heights is an expansive, 432-acre integrated township situated adjacent to Bukit Banang Golf & Country Club—the only 18-hole golf course within Batu Pahat. The development benefits from excellent connectivity via Jalan Tanjong Labuh, a four-lane dual carriageway, placing it just 10 minutes from Batu Pahat town. It also enjoys direct access to Pontian via the coastal road and connectivity to Singapore through the Second Link Expressway.

• Straya Heights

  Our upcoming project, Straya Heights, underscores our continuous commitment to providing opportunities for sustainable growth and community development. This 46-acre development reinforces our focus on creating modern, environmentally conscious living spaces for Batu Pahat's expanding population.

  Located just 2.5 km from Batu Pahat town centre, Straya Heights features architectural designs and landscaping inspired by a harmonious blend of nature and tranquillity. The development comprises 484 units, including commercial spaces, landed terraces, semi-detached homes, and bungalows, with a projected GDV of RM311 million.

• Lumina Commercial Park, Iskandar Puteri, Johor

  The official launch of Lumina Commercial Park represents a landmark partnership between Iskandar Seafront Assets and BCB Berhad, with a total Gross Development Value (GDV) of RM797 million. This 35-acre integrated commercial hub has been conceived with modern architecture, sustainable practices, and community-centric planning, making it a future-ready asset in Johor's fast-expanding urban framework.

  Strategically located along the Coastal Highway, Lumina Commercial Park offers seamless connectivity to major expressways and surrounding townships. Adding further appeal, the development is complemented by Laksamana Park, a pet-friendly green sanctuary dedicated to the memory of Tunku Laksamana Johor, creating a vibrant balance between commerce, lifestyle, and wellness.

  Phase 1

  Officially launched in 2024, Phase 1 carries a GDV of RM206 million and features 75 retail units anchored by the Jewel Walk – a lifestyle promenade designed for leisure, dining, and community engagement.   Versis Medini is a premier commercial development nestled within the heart of Medini. Surrounded by prestigious residential towers and well-connected to key amenities such as Legoland, Gleneagles Hospital, EduCity, and the Iskandar Puteri City Council ('MBIP') headquarters, Versis offers a vibrant retail environment and modern commercial spaces.

  The project has already achieved approximately 90% occupancy for Phase 1, reflecting strong market interest. In response to the region's thriving market, Phase 2, comprising 110 commercial units with an estimated GDV of more than RM140 million, is scheduled for launch soon.

• Elysia Medini

  Elysia Medini is a 7.81-acre high-rise residential project developed through a joint venture between BCB Berhad (holding a 60% stake) and United Harvest Group, a prominent developer from Hong Kong. This project consists of six 44-storey towers built atop a nine-storey car park podium, with a total GDV of RM1.32 billion. The first phase, completed in 2019, comprises 981 units across three towers and offers a variety of layouts to cater to diverse market needs.
